Render repair — your questions answered

Honest, plain-English answers to the questions Jamie gets asked every week on the Gold Coast.

12 common questions Straight from a 30-yr tradie
Do you do small render repair jobs?
Yes — small jobs are our specialty. We'll happily quote a single crack, a window-sill repair or a patched-over air-conditioner hole. If the bigger render outfits have told you the job's too small, that's exactly the kind of work we built the business around.
How much does render repair cost on the Gold Coast?
Most small repairs sit in the $250–$650 range including paint blending. Full elevation re-renders typically run from $2,500 depending on size, prep and finish. Every quote is fixed-price in writing — you won't get a surprise on the invoice.
Are your quotes really free?
Yes. We come out, look at the job, talk through what we'd recommend and email a fixed-price quote — no obligation and no charge. We'll only ever charge if you book the work in.
Why is my render cracking?
Hairline cracks usually come from minor building movement and curing shrinkage — cosmetic only. Wider, stepped or recurring cracks point to bigger movement, water ingress or a poor original mix. We'll diagnose the cause before patching so it doesn't come back.
What causes render to bubble or come away from the wall?
Water. Usually a failed window or door flashing letting moisture behind the render, or a cracked parapet cap up top. The bubble is the render lifting off as the substrate softens. We fix the source first, then cut out and re-render the affected area.
Can you match an existing render texture and colour?
Yes. After 30+ years on the tools we can match sand, broom, sponge, bagged and smooth finishes by hand. We then colour-match the paint so the patch disappears into the wall.
Do you paint after rendering?
Yes — and we recommend it. A render patch always needs a top-coat to blend, and we're set up to do anything from a single touch-up to a full external repaint in Dulux Weathershield.
What's the difference between acrylic and cement render?
Cement render is the traditional sand-and-cement mix — strong, but rigid. Acrylic render contains polymers that flex with the building, resists hairline cracking and comes pre-coloured. Acrylic is ideal for blueboard, foam and modern cladding; cement is still the go on brick and block.
How long does render take to dry before painting?
Cement-based render needs 21–28 days to fully cure before painting. Acrylic systems can usually be top-coated within 24 hours. We'll let you know on the day what we're using and when the next stage can happen.
Are you licensed and insured?
Yes — QBCC licence #1192125 and $20m public liability insurance. Happy to provide certificates on request, especially for body-corporate and real-estate jobs.
Which Gold Coast suburbs do you service?
All of them, from Ormeau in the north to Coolangatta in the south, and out to the hinterland. Based in Southport so anything 4215 and surrounding suburbs is usually quoted same-day.
Do you work on commercial and strata jobs?
Yes. We do shopfront repairs, body-corporate maintenance lists, real-estate pre-sale make-goods and small commercial render work. Public liability and licence details are emailed with every commercial quote.
