Why render fails
Render rarely fails for one reason. Most calls Jamie takes on the Gold Coast come down to one of three causes — building movement (foundations, lintels, frame shrinkage), water ingress (failed flashings, cracked sills, blocked weep-holes) or a poor original mix. Diagnose first, patch second.
How a proper repair is done
We sound the wall to find the full extent of the drummy area, score and chase out the failed render with a diamond blade, key the substrate, mesh-reinforce if the area is large, render in matching coats (base + sand finish), let it cure, then colour-match and paint. The patch should be invisible — that's the whole point.
When to repair vs re-render
Up to roughly a quarter of an elevation, individual patches blend out beautifully. Past that, you'll start to see the patches pick up the light differently and the wall looks like a quilt — at that point a full re-render of the elevation is the better long-term move. We'll tell you straight.
